In order to maintain the integrity of our beautiful neighborhood, all fences, decks, walls, buildings, swimming pools, or other structures must receive architectural control committee approval prior to construction.

Structures
Excerpt from 2nd Amendment
No building, deck, fence, wall, in ground swimming pool or other structure, including but not limited to swing get, gym set or sand box, shall he commenced, erected or maintained upon the properties,
nor shall any exterior addition to or change or alteration therein be made until the plans and specifications showing the nature, kind, shape, height, materials and location of the same shall have
been submitted to and approved in writing as to harmony and style of external design and location in relation to surrounding structures and topography by the Board of Directors of the Association, or
by the Architectural Control Committee (the "Committee"), such committee to be composed of three members, the first committee members to be: Eleftherios Maggos, Gregory L. Roberts, and Daniel P.
Lee.
Excerpt from Section 1
No sheds or out-buildings, including penthouses, shall be erected on any Lot.
Excerpt from Section 8 (a)
No structure of a temporary character, trailer, boat trailer, camper or camping trailer, basement, tent, shack, garage, barn or other out building shall he constructed, erected, or located or used on
any Lot for any purpose, including use as a residence, either temporarily or permanently; provided, however, that basements may be constructed in connection with the construction and use of any
residential building.
Update on 4th Amendment to Landscaping:
4th Amendment:
ARTICLE VI - GENERAL PROVISIONS,
Section 6. Landscaping shall read as follows:
A minimum of ten (10) shrubs shall be planted and located by each Homeowner on each Lot, and a minium of one (1) at least ten (10) foot tall hardwood deciduous tree shall be located in front of the
dwelling on each Lot.
Swimming Pool / Hot tub
Excerpt from 3rd Amendment
No aboveground swimming pools or above ground wading pools shall be placed or maintained on any Lot. In ground swimming pools and in ground wading pools may be permitted with written consent of the
Architectural Committee. Hot tubs and Jacuzzis of any kind may be permitted with written consent of the Architectural Committee. All pools must be in compliance with the Allen County Zoning
Ordinance.
